To move into a rental property, there are several requirements that need to be fulfilled:
Tenancy Application Form
Before moving in, you must complete and sign a tenancy application form. This form will ask for references, such as from a previous landlord, property manager, or employer.
Proof of Ability to Pay Rent
You will need to provide proof of your ability to pay rent if you are selected as the preferred applicant. This may include bank statements, pay stubs, or a letter from your employer.
Identification
To confirm your identity, you must provide a form of photo identification, such as a passport or driver's license.
Fees and Costs
Upfront payment of two weeks' rent is usually required to ensure that you are in advance, as well as a bond payment. The bond amount is typically equivalent to four weeks' rent and is held by Tenancy Services in case the property is damaged during your lease. The bond amount will be returned to you if the property is in reasonable condition.
Rental History
If you are a first-time renter, don't worry about proving your rental history. Your landlord or property manager will mainly be concerned with your ability to make regular rental payments, take care of the property, and comply with the rental agreement terms and conditions.
